Service description:
PURE LIVING PROPERTIES publishes rental proposals and experiences providing an information service for THE USER.
According to the USER´S search criteria, PURE LIVING PROPERTIES web site automatically publishes and generates the rental proposal. If the USER is interested in a rental proposal, he/she should send a reservation request to: [email protected] . The contact details and the address of the accommodation will be indicated in the final confirmation.
Acceptance of the reservation request and confirmation:
The USER will send a rental application to PURE LIVING PROPERTIES via the web or by email.
PURE LIVING PROPERTIES will confirm the availability of the rental by sending to the USER the booking form which will reflect the dates of the rental, the property´s reference, the number of people allowed, as well as the expected dates of payment.
To confirm a reservation, the USER must sign the reservation form, send it along with the copies of the passports of all guests over 16 years and along with the confirmation of the transfer of the requested amount to the email [email protected] . Once payment has been received then the booking will be considered confirmed.
PURE LIVING PROPERTIES, reserves the right to reject the USER’S reservation request and make new proposals, without being responsible for the consequences that this may cause to the USER.
Prices:
The total rental price includes the cost of Internet, electricity, gas, and water consumption charges for rental agreements less than or equal to 60 nights, up to a maximum of:
150 € / month for apartments of 1 and 2 rooms.
175 € / month for apartments with 3 rooms.
200 € / month for apartments of 4 or more rooms.
500 € / month for villas
Anything over and above of this consumption may be charged to the tenant providing the corresponding invoice.
The minimum stay per booking is 7 nights unless otherwise agreed.
In rental contracts exceeding 60 nights, utility bills such as Internet, electricity, gas, and water consumption expenses will be invoiced.
The price of all accommodations published on www.purelivingproperties.com are indicative only and are subject to change by seasons and owners.
Payments:
The USER must make the payment of the amount established in the reservation form for the confirmation of the same. Payments will be made by one of the following ways:
• Credit card (Visa, Mastercard, American Express)
• Bank transfer to PURE LIVING PROPERTIES’s bank account number
The full amount requested is to be received, so any bank charges or commissions are for the USER.
Please note that the reservation will not be confirmed until PURE LIVING PROPERTIES has received the payment and, the USER receives a reservation confirmation by email.
PURE LIVING PROPERTIES will ask for a damage/security deposit on the day of arrival to the USER, which can range from 500 € to 25.000€, depending on the property.
In compliance with the existing regulations on the prevention of money laundering and the financing of terrorism, Law 10/2010 of April 28, of April 28, on the Prevention of Money Laundering and the financing of terrorism and the provisions of Royal Decree 304/2014, of May 5, implementing the aforementioned Law, the USER undertakes to fill out the “Know Your Client” form and provide from today and throughout the term of this Contract, all the documents and other information that PURE LIVING PROPERTIES request for the purposes of proving identification, professional or business activity and the lawful origin of the funds with which, where appropriate, the real estate transaction object of this contract will be made.
Cancellation by the user:
ALL PAYMENTS ONCE MADE ARE NON-REFUNDABLE, meaning that in case the USER cancels the reservation due to unforeseen circumstances - either part or all the stay - the payments made for the formalization of the reservation will not be refunded. PURE LIVING PROPERTIES recommends you take on a travel insurance.
Cancellation by our company:
PURE LIVING PROPERTIES reserves the right to cancel - totally or partially – this mentioned reservation due to force majeure, or for any other reason, with prior written notice to the USER.
In case of cancellation of the reservation by PURE LIVING PROPERTIES, in accordance with the provisions of the previous paragraph, PURE LIVING PROPERTIES must reimburse the USER 100% of the amount of the reservation paid of the accommodation. PURE LIVING PROPERTIES shall not be liable for damages, losses, direct or indirect costs, consequential of this cancellation.
PURE LIVING PROPERTIES reserves the right to change the apartment reserved by the USER for another of similar characteristics or superior category.
Change of apartment requested by the user:
If after confirmation of the reservation, the USER wants to change apartment, you must send an email to [email protected] explaining that you want to cancel your first reservation and book a new apartment. Next, the USER must book the new apartment. After confirmation of the new reservation, the first reservation will be cancelled. In this case, PURE LIVING PROPERTIES reserves the right to charge the cancellation expenses of the first reservation which may sum up to 100% of the amount of the cancelled reservation.
Damage Deposit:
PURE LIVING PROPERTIES requests a damage deposit to guarantee the proper use of the accommodation on the day of arrival to the USER, which can range from 500€ to 25.000€, depending on the property. This amount will be returned up to 7 days after the departure of the USER, if the apartment is returned in perfect condition.
The deposit will not be returned in full or in part if damages are caused by the USER in the apartment or its equipment. In the same way PURE LIVING PROPERTIES will charge the USER extra cleaning costs in case of finding the apartment in unreasonable conditions on the day of departure (dirt on kitchen utensils, trash, changed furniture, etc ...). PURE LIVING PROPERTIES has the right to refuse entry to USERS who have not paid the required deposit.
In no case THE USER may use the deposit as part of the payment he is obliged to make.
Holiday Rental Portals:
A selection of our properties are also advertised to rent via holiday rental portals such as Booking.com, VRBO, Holiday Lettings, AirBnb, Trip Advisor etc.. Some of these portals will require you to make all payments via their portal and they in return will pay this to us after deducting their fees. You will however still need to sign our booking form and send this back to us together with copies of your passports.
Equipments / Cleaning:
All our rental properties are self-contained meaning that you need to purchase your own toilet paper, soap, detergent, cleaning products etc. We provide some basic courtesy amenities upon arrival as a welcome gesture. All our USERS will have a complete set of sheets and towels suitable for the number of guests staying in the apartment. In addition, a cleaning of the apartment is included in the price before the arrival.
The final departure clean is to be paid extra and has a cost between 100€ and 1000€ depending on size of the property. The amount is stipulated on the first page of this contract.

A weekly change of sheets & linen is included in the price for stays of 14 days or more.
Additional cleaning can be arranged and has a cost of 24,20€ per hour VAT included on weekdays Monday to Friday and 36,30€ per hour VAT included on Saturdays, Sundays and Bank Holidays. Minimum service is 2 consecutive hours.
Check In:
All our clients will be welcomed by a member of our staff.
It is important that you contact PURE LIVING PROPERTIES prior to arrival to establish your estimated time of arrival and meeting point and to ensure that an agent is available to welcome you.
Check-in time is from 16:00 to 18:30 hours.
In the case of a late arrival, please contact us as soon as possible and we will coordinate your check in the best way possible. If you are going to arrive before the established time, we will try to accommodate your early check-in but always subject to availability and upon request.
From Monday to Friday check-in after 18:30 hours will have a surcharge of 50€.
From Monday to Friday check-in after 24:00 hours / midnight and on Saturdays after 14:00 hours will have a surcharge of 100€.
Any check-in on Sunday or public holiday will have a surcharge of 100€.
Check Out:
Check out time is between 9:30 and 10:00.
If you need to leave earlier or later, please contact PURE LIVING PROPERTIES as soon as possible and we will try to accommodate your requests however additional costs may incur.
From Monday to Saturday check-out before 9:30 hours will have a surcharge of 50 €.
Any check-out on Sunday or public holiday will have a surcharge of 100€.
Use of accommodation:
The accommodation should be used by holiday or business travellers. In no case should the accommodation be used for commercial purposes without previous acceptance. Therefore, THE USER states that he is hiring the accommodation for the purpose of spending his vacation or business trip. In no case will the accommodation rented under the terms of this contract be used as a habitual residence.
State and maintenance of accommodation:
The USER shall keep and maintain the accommodation in good condition until the end of its contract, freely agreed between the parties hereto mentioned, and in case of damage or loss of any item provided by the property by the USER or any of the persons who are hosted on the property, agrees to pay PURE LIVING PROPERTIES the amount corresponding to the damages caused.
Behaviour rules:
The USER will be responsible for the correct and decent behaviour of all the people who accompany him, in accordance with the accommodation rules mentioned below. If the USER, or anyone accompanying him, does not respect the required behaviour and accommodation rules, PURE LIVING PROPERTIES has the right to ask the USER and his / her companions to leave the property, losing the right to further claims and any compensation.
Accommodation Rules:
1. The person in whose name the reservation has been made must be at least 18 years old and be the one who uses the apartment. At time of booking, you must specify the number of people who will use the accommodation, which must be the same as occupying it. The accommodation capacity can never be exceeded, except with children under 2 years.
2. The USER must respect the neighbours of the property: tranquillity and silence must be maintained and always respected. Therefore, the USER should not make excessive noise on the stairs or in the apartment.
3. In the event of a complaint from neighbours due to excessive noise or annoying behaviour on the part of the USER, PURE LIVING PROPERTIES has the right to force the USER to leave the property immediately, without any reimbursement of the amount paid for the reservation.
4. The rules of operation of the Community of Owners of the building where the accommodation is located will be respected, as well as the good use of the common elements and facilities of the same.
5. Garbage will be deposited in the special containers for that use according to the schedules established.
6. The USER must respect the smoking ban.
7. Pets are not allowed inside the property, and in case you are bringing one you should request permission to PURE LIVING PROPERTIES previously.
8. If the USER leaves the apartment, make sure all the lights are off, and that the air conditioning and heating are turned off.
Terms of the contract:
These General and Specific Conditions shall be effective and accepted at the signature of this document.
Allocation of the reservation:
This reservation is made on behalf of the USER, and cannot be transferred, totally or partially, to another person.
Compensation:
PURE LIVING PROPERTIES nor the owners of the properties that we rent will be held liable for any noise or bother caused by any works carried out in neighbouring properties or on communal grounds in the area.
PURE LIVING PROPERTIES is not liable for any damage or injury that may occur to the USER or his/her companions, as well as to their belongings, caused by machines or structures of the accommodation, or for the services provided to the accommodation, losses due to theft, fire, criminal activity, among others.
PURE LIVING PROPERTIES is responsible for arranging repairs as soon as possible, upon prior notification by the USER, in the event of a breakdown other than the misuse that the USER can give to an apartment and makes it impossible to stay there. If it is not possible for some reason to fix the problem, PURE LIVING PROPERTIES will provide an apartment of similar or superior characteristics.
All USERS hosted explicity state that they will use the apartment at their own risk and exonerate PURE LIVING PROPERTIES, from any type of compensation.
It is the responsibility of the USER to pay for the loss of the keys and to cover the additional cost for the change of lock.
Termination:
In the event of early termination of this agreement by the USER, without any breach by PURE LIVING PROPERTIES, THE USER shall not be entitled to any refund of the price or any of the expenses paid.
Submission to Jurisdiction:
These terms and conditions have been drafted in accordance with Spanish Laws, so any interpretation thereof will be governed by Spanish Laws. In the case of any litigation regarding rental bookings made by PURE LIVING PROPERTIES, they will only have jurisdiction in Spanish courts.
